The buyer’s agency industry has a problem. Here’s how we solve it. Every buyer’s agency in Australia will tell you they have market knowledge, negotiation expertise, and personal service. They’ll tell you they’re in your corner.
Then they’ll take your retainer, hand your file to a junior you’ve never met, and send you a shortlist of properties that were never properly filtered.
We know, because we’ve been on the other side of that table. We know how the pitch works. We know what happens after it. And we built Buyers Essential to do things differently.
Most buyer’s agencies grow by hiring junior staff to handle the volume. You meet the founder on the sales call, then get handed to someone you’ve never spoken to for the actual negotiation.
Ben and Alistair are on every deal. Every negotiation, every contract review, both of them, start to finish.
Not a junior reading from a script.
By the time a property hits the public market, every buyer in Queensland is looking at it. Competition drives the price up, and that’s exactly when most buyers start their search.
We get to properties earlier, through direct relationships across our agent network, sometimes weeks before a listing goes live, sometimes through a door-knock on a property that was never going to be advertised at all.
Earlier access means less competition, and less competition means a better price.
Some buyer’s agents take referral fees from the brokers, conveyancers or finance companies they recommend. Some have arrangements with developers to sell in particular properties or suburbs.
We don’t do either. No developer deals to steer you toward certain stock. No kickbacks from the developers, brokers or conveyancers we refer you to.
Our alignment is simple: you win when we secure a better price and better terms. That’s it.
We specialise in Gold Coast and Brisbane. These are our deep markets with established relationships.
For interstate investment properties, we leverage our national network of buyer’s agents and specialists to support your portfolio strategy.
Deep expertise in two markets beats shallow presence in ten.
Before we recommend a property, we check:
Most buyers don’t see any of this. They just get “here’s a property, make an offer.” We show you the full picture before you commit.
We’re not advising from a textbook. We’ve made every mistake so you don’t have to. Bad negotiations. Contract terms we didn’t catch. Properties that looked good on paper but weren’t. We learned from all of it. Now we help you avoid those same pitfalls.
We know what it actually takes to get a property over the line at the right price.
The credential isn’t a certificate. It’s having done it ourselves.
How We Decide If A Property Is Actually Worth Pursuing
Before we recommend any property – whether you’re an investor, owner-occupier, or family looking for the right home – it gets run through the same disciplined filter. Ten questions. Every time. No exceptions.
This isn’t theoretical. Every point comes from deals we’ve done, mistakes we’ve learned from, and properties we’ve seen outperform or underperform based on exactly these criteria.
(Understanding the Market)
For owner-occupiers, this matters because your home is your biggest asset. For investors, capital growth is half the return equation. Either way, the difference between a property in a growth corridor and one in a stagnant area is significant.
Some areas are in appreciation cycles. Others are mature. We look at infrastructure investment (transport, hospitals, universities), population migration patterns, employment growth, and development pipelines. A $600K property in a growth corridor has a very different trajectory than a $600K property in a stagnant area.
For owner-occupiers, this is about quality of life. For investors, it’s about tenant appeal. Either way, micro-location matters. Not all suburbs are created equal. The difference between a property 500m from the train vs 2km away can be 10-15% in rental demand and capital growth.
We assess walkability, commute times, school catchments, and local amenities – the factors tenants and buyers actually care about.
Oversupply kills returns, whether you’re planning to sell later or rent it out now. We analyze new construction pipelines, subdivision patterns, and competitor density. A suburb with 200 new apartments coming in the next two years is a different risk profile than one with limited new stock. We tell you honestly which is which.
For investors, this is non-negotiable. A property in the wrong location can sit vacant for months. The wrong tenant pool means constant turnover, damage, or above-market vacancy rates.
For owner-occupiers, strong local demand means good resale prospects when you eventually move. We look for areas where multiple buyer profiles are attracted – young professionals, families, retirees – so the market isn’t dependent on a single segment.
(The Physical Property)
This is where layout matters – separate from location. A poorly designed floor plan will underperform even in a great location. For owner-occupiers, it’s about livability and how the space works for your family. For investors, it’s about tenant appeal.
We assess room configuration (separate bedrooms or open plan?), storage (often the most underestimated factor), outdoor space (balcony size, yard), work-from-home potential (increasingly important), and flow and livability.
A two-bedroom with poor layout will lease slower and at lower rent than a well-designed two-bedroom in the same area. Equally, a poorly laid out family home will frustrate owner-occupiers and hurt resale value.
Buildings depreciate. Land appreciates. We evaluate what percentage of the property value is land vs structure. A property on a large block in a scarcity area (limited land supply) has different long-term potential than a small-lot apartment. This also affects development optionality – can you subdivide, add a second dwelling, or redevelop in 15 years?
This is critical for both investors and owner-occupiers. Poor site drainage is often the root cause of mold, damp, and structural issues that cost tens of thousands to fix. We assess building age and condition, roof, plumbing, electrical systems, structural soundness, flood/bushfire/environmental risk, and body corporate reserve funds (for apartments).
A property that looks great but has hidden structural issues becomes a money pit. We identify these early.
(The Numbers & Exit)
For investors, we model rental income against body corporate fees (apartments), council rates and water, insurance (building + landlord), maintenance reserves (typically 5-10% of rent), and vacancy allowance (typically 5%). A property that appears to cash flow at first glance often cash flows negative once all costs are accounted for.
For owner-occupiers, we factor council rates, water, insurance, and ongoing household expenses (maintenance, repairs, utilities). Knowing the full cost of ownership helps you understand what you can actually afford long-term.
We show you the full picture.
Not all properties work for all investment structures. SMSF has specific rules (must be residential, must be identifiable). Some properties have negative tax implications. Others have strong depreciation schedules that offset income. We align property selection with your tax and finance structure.
Every property should have an exit strategy before you buy it. We assess resale demand in the area, buyer profile (would someone want to buy this in 5-10 years?), growth trajectory (is appreciation likely?), and avoiding “dead-end” suburbs with declining populations or limited appeal.
A property that made sense as an investment or a home might be impossible to sell if the market turns or the area stagnates.
THE POINT
This filter exists for one reason: to eliminate properties that look good on paper but perform poorly in reality. Most investors and buyers never ask these ten questions. They buy on emotion, or on a single metric like “the rent is $500/week” or “it’s close to the shops.”
We ask all ten. Every time. That’s the difference between a property that performs and one that drains your time and money.

As a mortgage broker, I have had the pleasure of working closely with Ben and Alistair, and I genuinely cannot speak highly enough of the service they provide. They are incredibly dedicated, hardworking, and truly care about getting the best outcome for their clients. Whether someone is buying their first home, upgrading, or building their investment portfolio, Ben and Alistair bring so much knowledge, strategy, and care to the process. What really stands out to me is the way they take the time to understand each client’s goals, not just for the immediate purchase, but for the bigger picture too. Their investment strategies and guidance help clients make confident, well-informed decisions, which is so important in today’s market. They work extremely hard behind the scenes to find the right opportunities, negotiate strongly, and make the whole buying journey feel clear and supported. Time and time again, I see clients thrilled with not only the properties they secure, but the experience they have along the way. Working alongside Ben and Alistair makes the process seamless for clients from the very early stages of thinking about buying, all the way through to settlement. They are the kind of Buyers Agents I am always proud to have involved in my clients’ property journey. I would highly recommend Ben and Alistair to anyone looking for knowledgeable, strategic, hardworking, and trustworthy buyers agents!Posted on Google![]()

My partner and I recently purchased our dream home with the help of Buyers Essential, and we honestly couldn’t be happier with the experience. From the very beginning, Alistair and Ben were an incredible team to work with. Alistair was kind, honest, professional, and genuinely down-to-earth. We always felt that he had our best interests at heart and appreciated his straightforward advice on every property we considered. Getting his call every week for updates always put a smile on our faces. One of the things we valued most was how involved they allowed us to be throughout the process. We could send through properties we found ourselves, ask questions or simply leave things in their capable hands. Having someone coordinate inspections, communicate with agents, and provide honest feedback took so much of the stress out of buying a property. Their knowledge, organisation, and guidance gave us confidence in every decision we made. Even though we came to Buyers Essential with pre-approval already in place, we ran into unexpected issues when our original lending contact left and our application was left without anyone actively managing it. Rather than letting us struggle through the process alone, Alistair and Ben stepped in and connected us with an excellent mortgage broker who got everything back on track. They also introduced us to a fantastic conveyancing team. Every person they recommended was knowledgeable, approachable, and happy to answer our many questions along the way. What really stood out was the network of trusted professionals they have built around them. Buyers Essential truly felt like a one-stop shop for anyone looking to purchase property. Having access to experienced brokers, conveyancers, and other industry professionals made the entire journey far less stressful and much easier to navigate. Thanks to their hard work, expertise, and support, we were able to secure the perfect home within our budget. The entire process felt smooth, transparent, and genuinely enjoyable. Whether you’re buying your first property or have purchased before, I would highly recommend Buyers Essential. We will absolutely be using them again for our next purchase and would not hesitate to recommend them to family and friends. 10/10 service – thank you, Alistair and Ben, for helping us secure our dream home!Posted on Google![]()

We were very optimistic about a Buyers Agent and why should we have to pay for buying a house. Well Ben totally changed these thoughts, he is beyond professional, attentive to the challenge of not just finding us a house but a HOME! He listens to understand and not to respond which is a fantastic attribute to have as a Buyers Agent. Thank you for making our Gold Coast purchase better than we thought it could be after 4 months of looking. You are determined and focussed and run a very professional and committed business and you should be so proud!Posted on Google![]()

Ben was an absolute pleasure to work with. This was our first transaction together, and I can confidently say it won’t be our last. Throughout the negotiation process, Ben provided clear, factual, and transparent communication, which helped make the transaction smooth, efficient, and stress-free for everyone involved. His professionalism and collaborative approach ensured that all parties remained informed and aligned every step of the way. Having worked on the sales side himself, Ben has a strong understanding of what is important to both buyers and sellers. This unique perspective allows him to navigate transactions effectively and help achieve positive outcomes while maintaining strong relationships between all parties. I would highly recommend Ben to anyone looking for a knowledgeable, trustworthy, and results-driven buyers agent.Posted on Google![]()

As first home buyers, we had a very specific and strict set of criteria when searching for our home, and Ben made the entire process feel so much less overwhelming. From the beginning, Ben was knowledgeable, patient, and genuinely invested in helping us find the right property. A special mention also goes to Ofer, who attended inspections with us and helped identify any potential red flags we may not have noticed ourselves. Having that extra level of experience and guidance during inspections gave us so much confidence throughout the process. Together, along with Al, they made an incredible team. Communication was excellent, they always made time for our questions, and they handled the entire process seamlessly from start to finish. 5 stars!Posted on Google![]()

We couldn’t have asked for a better experience with Ben and Alistair from Buyers Essential. When your brief is basically “buy us a house, townhouse or apartment!” you need calm, capable people — and that’s exactly what we got. From day one, they made everything feel manageable. They took the time to really understand what we wanted, clearly explained each step of the process, and guided us without ever making us feel pressured. Ben’s market knowledge, negotiation skills and attention to detail were outstanding — and we’re absolutely thrilled with the property we secured. What really impressed us was their commitment. Ben was available whenever we needed him — even on Christmas Eve — juggling negotiations across multiple properties, and we always felt like their top priority. He walked us through the negotiation strategy step by step, gave us smart, considered advice, and made sure we were always in the driver’s seat. Most of all, they’re just genuinely good people — no ego, no hype, just honest advice, strong advocacy… and we even had some fun along the way. If you’re buying an investment property, you want them in your corner. We’d work with them again in a heartbeat.Posted on Google![]()

Absolutely loved our experience with Ben. He was clear, prompt and went above and beyond to ensure we had the info we needed. So happy to be settled and highly recommend him
Ben & Alistair
Property has always been more than a job for Ben. It’s a passion. After years in sales, the moment he discovered the buyer’s agency industry, something clicked: negotiation, strategy and real estate, all in one place.
But before he could properly advocate for buyers, Ben wanted to understand the industry from the inside. So he became a licensed sales agent first, and that decision changed everything.
From inside a sales agency, Ben watched buyers navigate the biggest financial decision of their lives largely on their own, while sellers had a full team of professional representation working for them. The imbalance was impossible to ignore.
His first deal as a buyer’s agent is still the one that defines why he does this. A young couple, newly parents, running a growing business that left them almost no time to spare, barely able to step away from work to view homes, let alone negotiate. They had a clear picture of what they wanted and no bandwidth to chase it.
Ben found it: a 6.5-hectare property, the right location, the right layout, secured $400,000 below bank valuation.
That’s the result when someone genuinely fights for you. It’s also why Ben now sits on the buyer’s side of every negotiation, using everything he learned about how sales agents operate, pointed entirely at getting his clients the best outcome.
Alistair bought his first property at 19, a small 3-bedroom semi-detached house in Southampton, England, funded by an inheritance from his late grandmother and a loan from “the bank of Mum and Dad.” He’s bought and sold property ever since.
Over 30 years, that’s meant property across England, Australia and Colombia, through multiple market cycles and very different conditions.
One property in Bondi became a hands-on lesson. He and his wife, an architect, renovated a ground-floor unit for their family. What followed had every twist of a renovation show: building approvals, strata management, council processes. The result returned more than 30% on cost when sold. He also served as treasurer for the self-managed strata, learning firsthand what separates strong body corporates from struggling ones.
He managed 17 properties in Whistler, Canada for two years, giving him deep expertise in reading strata documents, reserve funds, and building dynamics. For unit and apartment buyers, understanding these details changes everything.
After years in media and marketing, stepping away to help others benefit from property felt natural. A young family meant evenings and weekends mattered more than targets on someone else’s balance sheet.
His strength is in the details. He reads contracts understanding what gaps exist, what terms favor the seller, where leverage points are. Combined with Ben’s sales psychology, Alistair’s contract and strata expertise means our clients win on price and structure.
$40,000 average savings per deal. 3 weeks average from brief to exchange, with some clients going from first conversation to settlement in as little as 28 days. Around a quarter of our purchases are found in under two weeks for clients working to a tight timeline.Every number above is Ben and Alistair, personally, on every deal.
From First Conversation To Settlement
We start with an initial call, chemistry and a rough outline of what you’re after. From there, a strategy call goes deeper: your financial position, borrowing capacity, and whether finance pre-approval is in place (we’ll make introductions if it’s not).
From that conversation, we build your buyer brief, the specific property profile we’re searching against: location, type, price range, must-haves, and deal-breakers.
By the end of this stage, you know exactly what we’re looking for, why, and what it’ll realistically cost.
We analyse target suburbs, recent sales, rental demand, capital growth, vacancy rates, buyer competition, and search both on-market and ahead of it, through our agent network and direct outreach.
Every property that makes it to you has already been run through the 10-Point Filter above, and assessed for land size, zoning, overlays, flood and bushfire risk, building condition, and resale appeal. We inspect shortlisted properties with you (or on your behalf), and run a price appraisal against genuinely comparable recent sales, not just what’s currently listed.
This is also where due diligence happens: title, zoning, council constraints, body corporate details, and where needed, solicitors, building and pest inspectors brought in.
Both Ben and Alistair work the negotiation together. We prepare the offer strategy first, price, terms, deposit, settlement period, and the contract conditions that matter, then negotiate directly with the agent or vendor.
Once terms are agreed, your solicitor or conveyancer reviews the contract before anything is signed. After signing, we move through the conditional period, finance approval, building and pest, any special conditions, with the option to renegotiate or walk away if something material turns up.
Average result: $40K below market value, around 3 weeks from offer to exchange. The quickest deal we’ve done went from brief to settlement in 28 days.
Once the contract is unconditional, we finalise finance, insurance and transfer arrangements, and conduct a pre-settlement inspection, making sure everything’s as it should be before handover.
On settlement day, legal representatives complete the transfer and ownership changes hands. From there, we help arrange whatever comes next, keys, property management, trades, insurance, or renovation planning, and review the outcome against your original brief.
About a quarter of our clients refer someone they know after this point. That’s the number we’re proudest of.
Buyer’s Agency Is Where We Started. It’s Not All We Do.
If you’re moving, selling your current place and buying the next one, our vendor’s advocacy service means one team manages both sides of the transition. Same people, same process, no gap between the sale settling and the purchase going through.
Every investment property we recommend is run through the 10-Point Filter above. Whether you’re buying your first investment or building a portfolio, the standard doesn’t change.
For SMSF investors, we use a structure we call the One Contract Approach: a 10% deposit secures the property during construction, holding costs stay minimal, and the structure is built to be SMSF-compliant from the outset. It also opens the door to selling off-plan before settlement, if that fits your strategy. Typically suited to portfolios from around $300K.
The One Contract Approach was originally built for SMSF clients accessing house & land, and we’ve extended it to investors and first-home buyers too. Lower holding costs during the build, reduced exposure to construction delays, and access to our developer network for stock that isn’t widely available.
Higher yields, longer leases, and a different set of numbers, outgoings recovered from the tenant, value driven by the lease rather than the building. Suited to more advanced investors, business owners, and SMSF portfolios looking to diversify.

Clients Helped on the Gold Coast This Year
Australia’s sixth-largest city, and one of the fastest-growing, a local economy worth more than $49 billion, supporting 70,000+ businesses. From city living to acreage, beaches to hinterland, the Gold Coast has it all, and so does the gap between a good price and a great one.
This year alone, we’ve helped 14 clients secure properties on the Gold Coast, across growth corridors like Coomera, Ormeau and Pimpama, family pockets like Robina and Burleigh Waters, and everything in between.
Annual Dwelling Growth
Brisbane’s investment case is structural: jobs, transport, schools, population growth and long-term city expansion. Dwelling values are up 19% annually, with a median around $1.10M, and Olympic-driven infrastructure still to come.
We expanded into Brisbane on client demand, and we got there the same way we do everything: relationships. Every agent we work with knows that when we bring a buyer, it’ll be smooth, professional, and fast to transact, which is exactly why we get the call when something good comes up before it’s listed.
Most buyers pay retail prices and hope it works out.
Buyers Essential clients get someone in their corner who’s done this themselves, bought, built, renovated, and spent years seeing how the other side operates, negotiating every deal as if it’s our own money on the line.
The difference isn’t luck. It’s representation.
